Concerned about something you have found? Text us a photo of the area and tell us what you are seeing or smelling.
Photos help us understand the situation and decide the appropriate next step — they are not a diagnosis or a measure of how far a problem extends.
When mold testing makes sense
People call us for mold testing for a handful of recurring reasons: visible mold or discoloration, a musty odor with no obvious source, a leak that was repaired but never fully dried, a home inspection that flagged suspected microbial growth, an upcoming purchase or sale, or unexplained moisture that keeps returning.
Testing is a tool, not the goal. The goal is understanding what is present, how far it extends, and what moisture condition is allowing it to continue.
What a Southern Mold inspection includes
Southern Mold provides professional mold inspection and testing to identify suspected mold and moisture problems. Each inspection includes a visual mold inspection, a moisture assessment, air and/or surface sampling when appropriate, laboratory analysis of any samples collected, and detailed findings reported back to you.
We start with the property's history — leaks, flooding, remodels, HVAC changes, how the building is used and conditioned. Then we walk the areas of concern and assess visually, including accessible crawl spaces, attics, mechanical closets and behind-appliance areas where problems often begin.
Moisture meters and systematic probing tell us which materials are actually wet, which are dry, and where a hidden source may be. Not every inspection calls for sampling; where sampling is warranted, we collect air or surface samples and explain what the results do and do not tell you.
Inspection and sampling pricing
- Residential mold inspection — $375
- Laboratory samples — $100 each
When sampling is recommended, 2–4 samples is typical. The number actually needed depends on the property and on the conditions found during the inspection, and some inspections resolve the question without any sampling at all.
Post-remediation clearance testing
Post-remediation clearance testing may include air sampling, surface swab testing, or both, depending on the project and the conditions. Pricing is $375 for a residential clearance inspection, $500 for a commercial clearance inspection, and $100 each for air samples and/or swab samples.
Moisture detection & assessment
Most mold problems are moisture problems first. We use moisture meters and a structured approach to look for hidden moisture behind finishes, under flooring, in wall cavities, and in crawl spaces and attics, then identify the conditions that can contribute to mold growth — drainage against the foundation, a missing vapor barrier, condensation on uninsulated ducts, an HVAC system that never dehumidifies, or a slow supply leak.
Real estate transactions
Buyers, sellers and agents throughout Tallahassee, North Florida, South Georgia and the Wiregrass use mold inspections to resolve a question during a due diligence period. A written assessment with moisture data gives both sides something concrete to negotiate around, rather than a disagreement about a smell.
Mold testing questions
What happens during a mold inspection?
We discuss the property's history, walk the areas of concern, take moisture readings on suspect materials, look at the HVAC system and ventilation, check crawl spaces and attics where accessible, and collect samples where a sample will answer a specific question.
Do I need testing if I can already see mold?
Not always. If growth is visible and the source is obvious, the more useful question is often how far it extends and what is feeding it. Testing is most valuable when the source is unclear, when documentation is needed, or when you want a comparison between areas.
How long does an inspection take?
It depends on the size of the property and how many areas are involved. A focused inspection of one problem area is much shorter than a whole-house assessment with multiple samples.
