Think you found mold? Send us a photo and a few words about where it is and how long it has been there.

Photos help us understand the situation and decide the appropriate next step — they are not a diagnosis or a measure of how far a problem extends.

How remediation works

Remediation begins with a defined scope. We establish where the affected area starts and stops, using visual assessment and moisture readings, so the work has boundaries instead of expanding room by room.

The work area is then contained to help keep the rest of the building separate during the project, with HEPA filtration and air management used inside the containment. Mold- affected materials are removed when removal is necessary — typically porous materials such as drywall, insulation and carpet padding with growth through them. Framing and other structural materials are usually cleaned rather than replaced.

We handle residential and commercial remediation. No remediation makes a building permanently "mold free" — mold spores are present in every indoor environment — and we do not make health or medical claims about the result.

Clearance testing after remediation

Post-remediation clearance testing may include air sampling, surface swab testing, or both, depending on the project and the conditions. Residential clearance inspections are $375, commercial clearance inspections are $500, and air samples and/or swab samples are $100 each. See our mold testing and inspection page for how sampling is handled.

Cleaning and restoring the area

After removal, surfaces and remaining structure in the work area are cleaned, and the space is prepared to be put back together. Where the project involved a leak or water event, drying is verified before anything is closed up — installing new material over damp framing simply restarts the problem.

Correcting the source

Nearly every remediation project we take on has a moisture story behind it: a crawl space with no working vapor barrier, a roof leak at a flashing detail, condensation on ductwork, grading that sends rain toward the foundation, or a slow plumbing leak. We identify that condition and tell you what needs to change so the remediation holds.

Homes, rentals and commercial buildings

We work with homeowners, landlords, property managers, real estate professionals and business owners across Tallahassee, North Florida, South Georgia and the Wiregrass. For rental and managed property, written documentation of conditions and scope helps everyone involved make decisions from the same set of facts.

Mold remediation questions

Do you provide mold remediation?

Yes. Remediation can include containing the work area, removing mold-affected materials when removal is necessary, cleaning surfaces and structure, and restoring the affected area.

Does everything have to be torn out?

No. Porous materials with growth through them often need to be removed, but semi-porous and non-porous materials can frequently be cleaned. Defining the affected area accurately is what keeps a project proportionate.

Will the mold come back?

If the moisture source is corrected and the area stays dry, regrowth in the remediated area is far less likely. If the source is left in place, growth tends to return.
